Step 1: Request an Initial Consultation
Let's start by discussing your goals and setting up an in-home visit.
At Brutsky, we know that a successful project starts with understanding your vision. We want to hear your ideas and learn what you’re looking to achieve. Our first call will be all about your goals, and we’ll set up an in-home visit to explore them further.
During this initial consultation, our general contractor will discuss your project details and help create a plan that fits your needs and budget. Our focus is on bringing your ideas to life and making your space functional and beautiful.
Step 2: In person Consultation
We'll meet to review your vision, scope, and budget, ensuring we're aligned before moving forward.
In our in-person meeting, we’ll take a close look at your ideas and the specifics of your project. We’ll go over the details, including the scope of work and your particular needs for the space. If you’re considering design help, we can introduce you to our trusted designer partners, or we can review the plans you already have.
We’ll also cover the budget and the extent of the work during this consultation. After our discussion, we’ll provide an estimated price range, so you have a clear understanding of the next steps.
Step 3: Pre-construction Agreement
After our in-person consultation, we’ll create a detailed plan to bring your project to life.
After our in-person consultation, we’ll start by crafting detailed design and planning documents. These plans ensure every aspect of your remodeling project is well thought out. We’ll provide clear specifications and keep you informed, with plenty of opportunities to make adjustments. Whether it’s a full home renovation or just the kitchen, our goal is to capture your vision and avoid any surprises later.
If you want to focus on the design side, we can connect you with our top-choice designers and provide all the necessary documents to get started.
Our architects and engineers will work closely with our builders and contractors to ensure that all city codes and property limitations are met. This collaboration guarantees that any architectural and structural changes are executed correctly throughout the renovation process.
We take land surveys seriously to make sure every detail of your home remodel is accurate and within legal limits. Permitting is another crucial step, though it’s largely dependent on the city’s timeline, which can range from 1 to 6 months. We’ll handle the permitting process to make it as smooth as possible for you.
Your budget will guide the project, shaping the design and material choices. We’ll give you a clear breakdown of the costs so you’ll know exactly what you’re paying for. This way, there won’t be any surprises, and we’ll make sure to stay within your budget.
Once everything is set, including permits, materials, and costs, we’ll make it easy for you to sign the construction contract. This contract will cover all the details, and we’ll also discuss the down payment needed to kick off the construction, usually 30% of the project cost. You’ll get a complete overview of the project, including costs and timelines, so you’ll know what to expect at each stage.
Step 4: Construction Phase
Once the schedule and details are set, we begin the construction, managing each phase with precision.
Before we start, we’ll have a meeting to review safety procedures, like where to find the water shut-off valve and electrical panel. We’ll also take photos and videos of the property, finalize measurements, and go over the design plans one last time.
Our project manager will handle ordering materials and arranging deliveries. They’ll make sure everything stays within the budget and arrives on time to keep the project on track.
If your project requires clearing out old materials or digging, we’ll carefully manage the excavation or demolition. We aim to avoid damage and recycle materials whenever possible.
Once everything is set, our project manager will issue work orders and bring specialists to the job site according to the schedule. We’ll conduct inspections and walkthroughs to ensure quality at every stage.
To keep you updated, we’ll upload daily progress photos to an online portal and use a group chat with you and the project manager for seamless communication. We’ll also hold in-person meetings on-site when needed, and you can track the daily progress through an online log.
Step 5: Final Walkthrough & Warranty
The final steps to ensure you're thrilled with your new space, backed by our commitment to quality.
When your home remodeling project is finished, we’ll walk through the completed space together. Our team will address any final touch-ups to ensure everything meets your expectations. We’ll also take photos and videos to capture the transformation. With the project complete, you can relax and enjoy your beautifully updated home.
